Beberapa Jenama Ikan Sardin Tin Ada Cacing! Hati-hati Sebelum Makan

    Ikan Sardin Tin Mengandungi Cacing

    • Laman web http://moh.spab.gov.my
    • Facebook Bahagian Keselamatan dan Kualiti Makanan, Kementerian Kesihatan Malaysia
jika terdapat sebarang aduan berkaitan kebersihan dan keselamatan makanan.

Losyen Kegemaran, Vaseline Healthy White Sun Pollution Protection

    Losyen Vaseline Baru

Kulit kita perlu diberi perhatian sebaiknya kerana ia menjadi pelindung diri kita.

Vaseline Healthy White Sun Pollution Protection

    Losyen ini banyak kebaikannya. Antaranya,

    Buying or Renting House

Having a home essential to us as it provides us shelter, warmth and security. It is also a personal space where we spend most of our time. Are you already at that age where you should be buying a house? However, buying a house in Malaysia is unaffordable especially to young working adults. If you are not planning to buy a house yet, you could always check on on the studios for rent in Kuala Lumpur. If you are torn between buying a property or renting a property, fret not, this article will guide you through the pros and cons of buying and renting a house in Malaysia.

    Buying house, Renting House

    A. Buying a house

    Pros

    a. Greater privacy

As this is your own house, you definitely have the whole place to yourself. You do not need to worry about sharing and losing your privacy. In addition, you are able to get things done the way you like it without having people telling you off. You do not need to deal with your housemates that are messy or Obsessive Compulsive Disorder housemates. After all, this is your house and it belongs to you.

    b. Freedom

You are allowed to buy anything you want and have them in the house. There is also no need to fight for bathroom or kitchen when you need them. You are also in charge of your comfort as you are able to deal with problems immediately instead of waiting for the landlord to fix it for you, which may take a long time before it is fixed.

    c. Good investment

If you do your research before buying a house, you will know that having a right house is an incredible asset. Not only it helps you to save money, it also increases in the value. If you are planning to live in it, you will not need to worry about paying for rental every month. It also provides a home for your family and you. However, if you plan to sell it off in the future, you will be making a profit if the price and timing are right.

    d. Avoid unreasonable landlords

This is one of the most tedious issues that most tenants face - unreasonable landlords. Having a house on your own will save you from the problems caused by the unreasonable landlords. While some landlords can be really friendly and responsible, some landlords could be inconsiderate, unreasonable, exploitative and rude. Therefore, having a home on your own could help you to avoid all these problems of dealing with unreasonable landlords.

    Cons

    a. Upfront money + hidden charges

You will need to fork out money on your own to pay for down payment and other miscellaneous fees, which could sum up to a huge amount. Most down payment would require a 10% of the property price, subjective to the approved loan amount from the bank.

    b. Financial risk

There is also a risk of your house value depreciating instead. Other than that, you are also responsible for all the maintenance fees. All these could be a financial burden for you if you do not plan your budget ahead.

    c. Long term commitment

Do bear in mind that buying a house is a long term commitment. A property is only a good investment after a period of time. That being said, you will have to stay in the house for some time, at least 5 years to avoid paying for the Real Property Gain Tax.

    B. Renting a house

    Pros

    a. No maintenance costs

The landlord is responsible for all the maintenance costs. For example, clogged drain, water leakage or faulty electrical appliances is under the landlord’s responsibility. You do not need to bear any cost unless the damage is caused by you.

    b. Low upfront costs

Your upfront costs will be so much lower as compared to buying a property on your own, as you do not need to pay for down payment and monthly installment for the house.

    c. Low commitment

Renting a house also requires lower commitment as compared to buying a house. As you are only renting a house, all you need to do is find a house, contact the landlord, sign the tenancy agreement and you are done. If you do not like the house, you could always leave after the tenancy ends.

    Cons

    a. No return

Bear in mind that renting a house does not come with any return because the property does not belong to you. The rental that you pay monthly belongs to the landlord and you do not gain any benefit from renting the house.

    b. No tax benefits

You will not be able to enjoy any tax benefits as well as compared to those who buy a house on their own.

    c. No law to govern tenancies

As of today, there is no legal policy that helps in protecting the tenants in Malaysia. This is due to the market inflation that caused the high maintenance fees, therefore resulting in sudden increase in rent. In addition, if your rental property is located at a prime location, your rental might increase as well. Unlike buying a house where your mortgage is fixed.

Moreover, some landlords take ages to get problems fixed although the damages could cause danger to the tenants. Therefore, it is important to have a tenancy agreement.

In conclusion, both buying a home and renting a home come with their own sets of pros and cons. At the end of the day, it all boils down to personal preference and how much you can afford. If you are capable of buying a house, by all means go ahead. If not, you could always choose to rent a house first before you buy a home on your own if you are tight on your budget.

    Where actually is Bagdogra?

If you’re one of those hit by that question while hunting for summer vacation hotspots, fret not. We give you the lowdown on this small town near Darjeeling, which boasts of numerous tea plantations and scenic views of the Himalayas. The Teesta watercourse flows nearby and many tourists visit this place just to enjoy adventure sports like white water rafting.

In the summer months starting March till June, you can soak in the essence of this lovely place while having a frolicking time with friends or family.

    views at Bagdogra
One of the beautiful views at Bagdogra

Here are 5 solid reasons why you should fly down to Bagdogra for your next summer vacation:

    1. Optimum temperature: The summer season here starts in March and ends in June. The maximum and minimum temperatures during this time are 32 and 19 degree Celsius. Pleasant or what? Monsoons here can mean heavy clouds all throughout the day, which may not give you the pleasure of being able to enjoy the sightseeing appropriately. So do not book your visit to this charming town during monsoons. Resorts near Bagdogra airport arrange sightseeing transfers and you can comfortably experience the aura of this place.

    2. Best sightseeing: Summer is also the time when there will be no hindrance to your sightseeing at Bagdogra. When you land at Bagdogra Airport, first pay a visit to the Science City, which is located around 20 km from the main city. Comprising a Natural Interpretation Center, this place houses all the natural assortments of this area. Apart from this, you can also pay a visit to Coronation Bridge, Madhuban Park, Kali Mandir, and Umrao Singh Boat club.

    3. Tea Plantations: The tea gardens present in Bagdogra are its assets—a visit to some of them is a must if you go there.

    Bagdogra Tea Plantations
    Bagdogra Tea Plantations

During summers, you can have a lovely stroll there and even understand the whole process of tea making here. In monsoons and winters, you may not find the weather conducive enough to spend some time here. Especially during monsoons, the cloudy overcasts may not let you enjoy the essence of the Tea garden as it should be. Even though the weather is pleasant, it might act as a hurdle to your visit to a tea plantation.

    4. Adventure sports: Bagdogra is also known for adventure sports that are conducted on the Teesta river. If you have the mojo for white water rafting, then you need weather in which high and turbulent rapids can be enjoyed. During summers, the adventure sports conducted here reach their peak because of this fact. You can also try your hand at learning this sport provided you have enough time to devote to the place.

    5. Hotel availability: Since winters and monsoon are peak season in Bagdogra, if you plan a visit here during summers, you would get handy discounts and best rooms. Moreover, sightseeing would also be a pleasure as the crowds are simply not there! Since hotels would be low on occupancy, they would be ready to offer you better services so that you book your room with them. You can take advantage of this fact and spend a blissful time here.

So, wait no more! Find out all the Bagdogra Airport information as well as what is the best way to reach it from your location. Bagdogra is a majestic place that is serene and hence ideal for a quiet sojourn away from the hustle bustle of cities. It is time you pay a visit to this little hamlet hidden in the hills.

5 Rules to Wear the Black Perfectly

How to Wear the Black Perfectly?

Wearing black is not always about being gothic rather it’s more about being elegant and looking super stylish! Here are the 5 rules to wear black in the perfect way:

      1. Knowing the occasion

Black can make you look classy in parties, dates, casual outings and probably all other occasions that you can ever imagine. However, a completely black outfit is definitely not a right pick for job interviews, business meetings and few wedding ceremonies. For casual wears, it’s best to pair your black outfit with a different coloured bottom or accessories.

      2. Choosing the theme that best suits your personality

It’s said that the type of clothes we wear can directly showcase our personality type. So, if you are a casual person, then your simple pick would be black denims with a coloured top, perfected with an overhanging black jacket/ shrug/ cardigan. On the contrary, if you love being glamorous, then your pick would be a glitterati/ metallic dress or a sequin body hugging dress, paired up with high heeled stilettoes in red or metallic colours.

      how to wear the black

Buying Black on the Black Friday Days! The Black Friday days starts on Lazada and Zalora from 24th of November and you can get discounts of up to 70% off using Lazada promocodes and Zalora promocodes.

      3. Know your body type

It’s a universally proven fact that black can make you look slimmer than any other colour. So, even if you have that little bulge, you can still confidently wear black. Playing around by mixing colours and textures can have a great impact on your final look. For instance, if you wear black with long white stripes, it can help you look taller, whereas if the stripes are horizontally placed, it can give you a broader appearance hence, the latter is definitely not recommended for apple shaped body types and those who are still trying to address their weight issues.

      how to wear the black

      4. The Material

More than anything else, the type of material used for your black dress, top, or tuxedos is quintessentially important to define your class. The top trending blacks in vogue have now freshly arrived on Zalora and Lazada and include picks that are made up of leather, metallic and sequins. Never forget to add a glam factor or a statement accessory to complete your look.

      how to wear the black

      5. Covering it all up

For wherever you go and for whatever season it is, black is undoubtedly a failsafe option. If you have accidentally worn an annoying dress that you aren’t confident about, it’s always best to keep a black shrug or a black overcoat in handy to cover up yourself and yet look elegant. Pro Tips to Get the Best Property for Your Money

Are you planning to buy your first own property in Malaysia? Or are you planning to be a property investor? Regardless of which answer you choose, you would definitely want your money to be put to good use and want to get the best property for your money. After all, it is a huge sum and a long term investment plan. Being a first timer in the property field would often cause confusions that leads to many mistakes and tedious procedures. Therefore you start reading many guides to buying property in Malaysia. Fret not, this article will guide you through the some useful tips in getting the best property for your money

      panduan beli aset di Malaysia

First of all, you have to be clear on the purpose of buying a property. Is it for investment purpose? Or is it for own stay? This is the very first question that you need to consider when you decide to get the best property. Property for investment purpose would normally be easier to decide, not saying that you should care less, but because property for investment purpose will bring less concerns to you in terms of size, amenities or facilities. This is because your main concern of property for investment purpose will be mainly about getting a number of tenants to bring you a handsome return of investment. Hence, all the factors such as size, facilities, amenities, accessibility will bother you lesser as compared to buying a property for own stay, especially if you are a parent yourself because you pay more attentions to details such as safety.

Next, ever wonder to yourself what a freehold title is? Or what a leasehold title is? After deciding the purpose of buying a property, it is time to decide the type of property title you are looking to purchase. A unit with freehold title allows the property buyer to purchase with no restrictions whereas a unit with a leasehold title requires renewal, which can be quite costly. In addition, banks typically comes with a restriction of number of years remaining on your property’s leasehold titles before deciding on whether the loan can be approved or not. Generally, most banks will consider properties with at least 50 to 60 years of remaining lease for owners to resale their properties.

Not to forget, non Bumiputera citizens should be cautious when looking for a pre-owned property. Double check if the property is a Bumiputera unit because it will be a hassle to go through the application for title change (Bumiputera title to non Bumiputera title). Hence, it is advisable to prevent buying a Bumiputera unit if you are a non Bumiputera because it might take years for the application to go through, with no guarantee that it will get approved.

Public transportations can be quite an important factor when it comes to buying your best property. Proximity to public transportation plays a very important role when it comes to deciding the location of the property. Most people are concerned with the availability of public transportation around their properties. With the massive jam that you get in big cities, easy accessibility to public transportation will be of a good help in helping owners to prevent being stuck in a jam, whether or not if you are an investor or a home owner. Staying near to public transportation, however, do have its cons as well, as the noise or the shakiness from the public transportations (MRT or KTM) will depreciate the value of the property. Therefore, properties that are within minutes proximity, say 10 minutes to public transportation would be an ideal choice.

Level of unit plays an important role too when it comes to buying a condominium unit. Higher floor or lower floor? Residents staying in a unit on higher floors will get to enjoy better views and privacy but will need to wait longer for elevators whereas residents staying in a unit on the lower floors will have easier accessibility to windows or doors in case of any emergencies such as fire. To make things easier, if you are buying for own stay, it is solely based on your personal preference whereas if you are buying for investment purpose, this should not be much of a big concern.

If you are a believer of Feng Shui, the direction of your house would be a big concern. Whether the house should face the north, south, east, or west plays a major role when it comes to deciding a property. If you are a believer of Feng Shui, you could always go with your beliefs an choose a unit that satisfy your Feng Shui placement to bring you more pleasant earnings.

Lastly, we Malaysians are superstitious. Different cultures and races have different superstitious beliefs. When it comes to choosing the right property, it is said that units that are facing T-junctions are considered bad, house number or unit floor with the number 4 or 13 will bring bad luck, units facing cemeteries, nearby cemeteries, places that are said to be haunted or scene of death or suicide are said to be bad, therefore, most people will avoid them as the resale value will be low. Well, it is always better to be safe than sorry but it is still up to you to believe or not.

The above are just some tips to help you decide on how to choose the best property for your money. Follow this guide in buying property in Malaysia. Take some time to weigh out the pros and cons when it comes to choosing the best property for your money. Do not rush into things as this will be a long term investment and it involves a huge sum. You certainly do not want to make the wrong choice only to regret later on.

Building Your Own Home: Is It a Smart Move?

As the economies of the world fluctuate and financial certainty is never quite a sure thing, it is prudent to consider all of your options when seeking a new place to rest your head and shelter your family. As such, you may have considered building your own home from nothing but a plot of land, but is it really a smart move? Well, this article aims to enlighten you on the many aspects that need to be considered when building your own house, so that you can make a more informed decision and possibly enjoy living in the house of your dreams sooner than you had expected.

      benefits of buying land

      The Benefits of Buying Land

Although the majority of people are more inclined to buy a property that they can already see and evaluate, there are actually a wide variety of benefits that you can enjoy when choosing to build your own. And while the list could go on, the following are the most common reasons why buyers are enticed to purchase a plot of land, rather than a pre-existing property:

      • Accommodating Your Family

For some families, not all houses accommodate their unique needs. Some have disabled members of the family, and require special additions such as wheelchair ramps or guiding rails. Furthermore, some individuals and families enjoy unique hobbies which require specifically designed rooms, such as wine collecting or photography. In such situations, a prebuilt property sometimes does not offer what the family needs, necessitating a unique design to accommodate.

      • Potentially More Affordable

Constructing a home is not an easy task, and requires a lot of extra effort if you want it to be crafted to your unique specifications. However, it can also be more affordable than buying a property if you build it in a smart way. Additionally, you can choose to build your house in parts, with a basic layout to start, and then you can add on to it at a later stage once you have more capital. This way, you can enjoy an affordable place to live in, with room to expand after a few years. This can turn out to be far less expensive than a typical loan would cost in interest, as you will not need to borrow the total required capital at the beginning of the project, and can instead save up and upgrade as you can afford it.

      • An Extension of Your Identity

While everyone likes to decorate their living spaces to make them feel more personalized, nothing can quite beat a personally designed and built home. This is why some choose to buy a plot, rather than an already constructed property, as it allows them to design it to their unique specifications, demonstrating unique aspects about the individual or family living there, and making it truly unique amidst a plethora of typical houses.

      Your Own Blank Canvas

Because we are all unique, we all have different likes, dislikes and preferences. As such, building your home allows you to perfectly cater to your unique needs and wants, while never having to settle for “close enough”. Instead, you can design whatever you want to, and as long as your plans are passed by local council and are not an eyesore for neighbours, there are almost no limits. Some people throughout the world even take it a bit further than most would have imagined by designing their abodes to look like boats, castles, giant boots and even massive vegetables. However, just remember that you do not want to walk outside and face angry or irritated neighbours each morning, so be cautious about how extravagant you choose to be with your plans. Additionally, if you are enlisting the services of professionals like PropertyGuru when seeking land for sale in Malaysia, they will know the common neighbourhood trends, and will be able to help you find the ideal location for your plans.

      Final Considerations

After you have found the perfect plot to purchase and build your dream home, there are a few final considerations, with some shared by House Planning Help, before making the final purchase decision. These will require a fair amount of research from your side, but will help in ensuring the entire construction process happens smoothly and without unnecessary interruptions. They are as follows:

      • Cash and Loans

One of the aspects that often scare away first time buyers, or those who are unprepared and inexperienced, is that banks are more reluctant to offer loans on assets that have not been built yet. Compared to the financing of an already constructed home, banks are not yet sure of the actual value of the property. As such, you may be able to get a great loan for the land, but might struggle with acquiring a loan for building. Because of this, cash is often king, as the old cliché goes, and having finances ready before you decide to build a house yourself is prudent.

      • Time and Cost

What many people do not consider when choosing to construct their own homes is that construction often takes a long time, and there are many associated yet initially hidden costs. These include any unexpected land conditions that need to be dealt with before foundations are laid, faults and errors made by builders that need to be fixed or polished up, finding accommodation to stay in until your property is ready, as well as many more. So take some time to consider how much the total cost will be, and do your research to be sure that you won’t be hit with unexpected expenses along the way.

      • Personal Supervision

Finally, although this list is not truly extensive, if you want your home to be built to precision, with every aspect matching your initial plan, you will need to visit regularly so as to loosely supervise construction. This doesn’t mean that you need to watch each worker like a hawk and give precise details for each and every little task, but rather just that you visit two or three times a week while contractors are working, to evaluate their progress, ensure that your particular requirements are being met, and chat with the supervisor on site to gauge how things are coming along. This way, you will be able to request changes or modifications before it’s too late, while the wiring is still bare and slabs are being laid. This will help ensure that your dream home is not spoilt by small mistakes or unnecessary construction defects. And as Investopedia shares, it’s not always the old homes that will have the defects and problems, and brand new homes can offer the same problems.

As you can see from the many points above, there is no definite answer when choosing whether to design your own house or buy an existing property. In fact, the choice should really be dependent on your current and potential future situation. So take some time to consider what we’ve shared and don’t hesitate to speak with experienced professionals. Buying either a plot of land or a house is one of the biggest investments you will make in your life, and you don’t want to make a mistake in this regard by simply rushing in or not considering every aspect.

      Nafas berhenti mengejut

      Nafas berhenti mengejut
      Foto Google

Rupa-rupanya nafas terhenti kerana kedua-dua lubang hidung tersumbat disebabkan selesema. Fuhhh.. ingat nyawa dah habis tanpa sempat mengucap.. Allah..

Kadang-kadang kalau batuk terlalu kuat, sampai kahak keluar darah sekali.

Satu keluarga kena demam pakej ni. Penat betul rasanya. Nak siapkan kerja design pun terbantut. Tapi Alhamdulillah keadaan makin beransur baik.

Kesannya bukan sekejap.. fikirkanlah.

      media sosial

Kalau diikutkan mudah je nak urus media sosial ni.

Seronok apabila tiba musim durian.

      Seribu rasa, sejuta kata
      Yang pernah kau bisikkan
      Ku percaya
      Dan terbang dalam angan terindah
      Cinta dan setia

      Seribu mimpi, sejuta erti
      Berkecai serpihannya
      Kau hancurkan
      Meracun seluruh ruang hatiku
      Hanya tinggal
      Derita
